Do you manage your mortgage — or does it manage you?

Posted by julesleni on November 23rd, 2007

Most homeowners do manage their debt by paying their monthly payment - that’s it.

The typical American family is saddled with a 30-year mortgage, the gold standard of mortgages today, and pays a tremendous amount of interest to service that debt.

Most of us living in America today have never known, or even considered, any other way. We stay shackled to a mortgage most of our lives, and we sacrifice financial security to do so! But it doesn’t have to be that way

The recent shift in real estate market conditions has caused unprecedented attention to be focused on the mortgage industry. Many families across America are taking a new look and re-thinking the way they are managing their debt, specifically the debt associated with their mortgage. I would like to invite you to do the same.

Being in financial bondage to a mortgage the rest of your live is no way to live. Click on this link to learn how you can take charge of your mortgage and become free of debt, without refinancing and without substantial changes in your lifestyle.

When is the best time to sell your house?

Posted by julesleni on November 23rd, 2007

If you answered, “spring or summertime,” you have lots of company, but you’re all wrong!

Families used to move during the summer vacation, and a lot of them still do. But in today’s market, you stand better odds selling your house over the Christmas holidays than in the spring or summer. Here’s why:

• While there are fewer buyers during the summer time, they tend to be serious.

• Since the supply of listings will dramatically increase beginning in January, there will be less competition for your particular home during the Holidays. Reduced competition means higher prices.

• Houses show better when decorated for the Holidays.

• Buyers are more emotional during the Holidays. Emotion trumps price.

• Buyers generally have more time to look for a home during the week between Christmas and New Years Day than they do during a regular working week.

• January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until spring to buy, you need to be on the market during the Holidays to capture that market!

• Don’t worry about a conflict with personal family events: you can control the showing times.

• You can sell now and delay closing or extend your occupancy until early next year.

• Selling now with a delayed closing or occupancy allows you to be a non-contingent buyer during the spring, when many more houses are on the market for less money! This is called selling high and buying low!

The Bottom Line? By listing NOW, you may have fewer actual showings, but more qualified and motivated buyers resulting in a quicker sale and a better price for YOU!

Happy Thanksgiving — every day!

Posted by julesleni on November 23rd, 2007

thanksgiving-cat-and-dog175.jpg
Thanksgiving is my favorite holiday. Every year I resolve to make it a daily celebration (without the turkey) because there is something so empowering about gratitude and praise. So I will leave up this post if only to remind me whenever I look at it to stop and acknowledge something good. We can’t ignore all of the evil in the world, but at least we can maintain a mental balance, so that we don’t find ourselves overwhelmed about it.

I invite every reader to take a minute and post something good they have witnessed or experienced today. A chorus of praise will make a difference in the world.

Happy Thanksgiving Every Day!
