When is the best time to sell your house?
If you answered, “spring or summertime,” you have lots of company, but you’re all wrong!
Families used to move during the summer vacation, and a lot of them still do. But in today’s market, you stand better odds selling your house over the Christmas holidays than in the spring or summer. Here’s why:
• While there are fewer buyers during the summer time, they tend to be serious.
• Since the supply of listings will dramatically increase beginning in January, there will be less competition for your particular home during the Holidays. Reduced competition means higher prices.
• Houses show better when decorated for the Holidays.
• Buyers are more emotional during the Holidays. Emotion trumps price.
• Buyers generally have more time to look for a home during the week between Christmas and New Years Day than they do during a regular working week.
• January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until spring to buy, you need to be on the market during the Holidays to capture that market!
• Don’t worry about a conflict with personal family events: you can control the showing times.
• You can sell now and delay closing or extend your occupancy until early next year.
• Selling now with a delayed closing or occupancy allows you to be a non-contingent buyer during the spring, when many more houses are on the market for less money! This is called selling high and buying low!
The Bottom Line? By listing NOW, you may have fewer actual showings, but more qualified and motivated buyers resulting in a quicker sale and a better price for YOU!
